The first CO\u2082-neutral office building in Brussels: it perfectly matched TotalEnergies’ sustainable long-term strategy to establish its new headquarters here. With modular solutions, smart techniques, and an integrated BIM approach<\/a>, Group Jansen created a dynamic, ergonomic & hybrid working environment for more than 800 employees. <\/strong> <\/h6>\n\n

State-of-the-art Complex<\/strong><\/h2>\n\n\n\n

Until recently, in the heart of Brussels, right next to Place de Brouck\u00e8re, you would encounter the Philips Tower. This massive office building from the 1960s was in urgent need of renovation. Today, it has been transformed into a state-of-the-art complex and the first CO\u2082-neutral office building in Brussels. The brand new “Multi Tower” has 19 floors and is literally connected to its surroundings. On the third floor, you’ll even find a hanging garden that serves as an urban oasis in the middle of a bustling city. <\/p>\n\n\n\n

13,000 M2<\/sup><\/strong> of Office Space<\/strong> <\/h2>\n\n\n\n

TotalEnergies, a multi-energy supplier active in more than 130 countries, wanted a dynamic workplace as its new headquarters. One adapted to the needs of the 21st<\/sup> century and therefore with different zones for different activities. Together with real estate developer Immobel, it searched for the perfect picture. “For this challenging project of 13,000 m2<\/sup>, we searched for the right overall partner together with TotalEnergies. And that happens to be one of Group Jansen’s strengths. Both the collaboration and the result are more than successful,” says Thierry Ledoux, technical director at Immobel. <\/p>\n\n\n\n

As an integrated construction group, Group Jansen has been seamlessly connecting numerous specializations for more than 50 years. \u201cWe believe in a sustainable future and build it with modular and integrated solutions. For this project, we combined expertise such as electrotechnics<\/g>, modular walls<\/g>, painting<\/g>, raised floors<\/g>, smart techniques<\/g>, etc. We were, as it were, the green thread throughout the whole,\u201d explains Frederick De Piere, project director at Group Jansen. <\/p>\n<\/div>

Tranquility in Open Space<\/strong><\/strong><\/h2>\n\n\n\n

From workplaces, consultation zones, meeting rooms, coffee & concentration corners to the company restaurant with a view over the whole of Brussels: at TotalEnergies, they work according to the principles of a hybrid working community. \u201cDynamic workplaces where every employee feels good is an absolute priority for us,\u201d says Benoit Walckiers, project manager at TotalEnergies. \u201cApproximately eight hundred employees work here today, spread over 8 floors. Despite the high attendance rate, there is always peace and quiet in the open office environment. Extra attention was therefore paid to acoustics. Challenges that Group Jansen offers smart solutions for, for example with double-glazed, modular walls<\/a>.\u201d <\/p>\n\n\n\n

BIM & Sustainability<\/strong><\/h2>\n\n\n\n

The size, tight timing and location made this assignment special. That called for good preparation. \u201cWithin Group Jansen, we prevent numerous problems, save time and save costs with a global and fully integrated BIM approach,\u201d adds Frederick De Piere, project director at Group Jansen. \u201cOne look at the BIM model and you know how and when something needs to be done. Both from behind your desk and directly on site. This 360\u00b0 approach ensured a smooth execution of the project.\u201d <\/p>\n\n\n\n

The new TotalEnergies headquarters in the Multi Tower allows modern architecture and sustainability to go hand in hand. Even the electricity is 100% green and is generated via offshore wind farms on the Belgian coast. \u201cThanks in part to the craftsmen and women of Group Jansen, we look forward to a sustainable future from this inspiring environment full of ambition,\u201d concludes Benoit Walckiers, project manager at TotalEnergies. <\/p>\n<\/div>
